How to operate the drainage (water-removal) system

In buildings with drainage systems, freezing can be prevented by draining water.

■How to drain water pipes
(1)Operate the water drainage system
<If there is an electric water drainage system>

Please turn on the control panel on the wall around the kitchen. Then, press the button and when the lamp goes from flashing to lit, the drainage is completed.


*If the electric drainage system doesn’t work, water can also be drained by turning the top of the outdoor drain valve. For any repair of the equipment, please contact us through the "ruum" app.



<If there is a manual water drainage system>

Turn the manual drain valve to close it.
The manual drain valve is mainly installed either in restrooms or in bathrooms.



(2)Open all faucets in the apartment and let the water run out.
-After closing the main valve, please open all faucets (kitchen, washstand, laundry water supply, bathroom, toilet tank etc.) and let the water run out.
-Make sure that no water remains in the tap and close the faucets.
*For the laundry water supply, please disconnect the hose from the washing machine. When removing the hose, please be aware that residual water may come out.
*Do not turn off the main power of the bidet seat and water supply system (water heater, boiler, electric water heater, etc.).


■When using water after draining

Before opening the main valve, please make sure that all faucets are closed. When opening the main valve, water leakage can occur if the faucets are open. 


■Drain thermostatic mixer valve (bathroom faucet)

Since simply closing the main valve does not prevent the bathroom water supply from freezing, especially in cold regions, please drain the bathroom thermostatic mixer (shower faucet) when you are away from home for an extended period of time or on freezing days.

《 Important points 》

①Drainage is recommended before bedtime or when the temperature is below freezing during the day (midwinter days). 

②If freezing temperatures continue for several days, please close the drain valve, and let the remaining water out when you’re not using water, even during the day.

③To prevent the pipes to freeze, fill your bathtub up to the water heater outlet. This will activate the circulation and prevent freezing. 

④Do not shout off the circuit breaker. If you turn it off, the freeze protection system won't work without power.


*In case the water pipes get frozen because the drainage operation is not performed, the residents are responsible for the cost of repairing any possible damage.
