Important Notes and Requests During Your Stay
Contract-Related Matters
1.Unauthorized Subletting / Residence
Only the tenant who signed the lease is allowed to live in the rental unit.
Living with someone other than the tenant without permission or subletting the unit to another person is a violation of the contract.
If family members or friends wish to stay temporarily, please consult the management company in advance.
2.Utility Setup
For gas, electricity, and water services, each tenant must contact and complete procedures individually with each company.
Rent Payment
1.Rent Payment in Advance
Rent must be paid in advance .
Example: May’s rent must be paid by the end of April.
2.Payment Methods
At Daito Kentaku, there are two main methods for paying rent: 
Direct Debit (automatic withdrawal) or Credit card.
Payment using a payment slip (hagaki/postcard) is only used when rent is overdue and is not the standard payment method.

3.Late Rent Payment (Rent delinquency)
Late payment of rent is a violation of the contract.
If rent is not paid on time, you may lose credibility, making it difficult to sign a parking contract or rent a new apartment.
If rent remains unpaid for two consecutive months, you will be required to move out.
Rules for Comfortable Living
1.Garbage Disposal
Garbage disposal rules vary depending on the area.
Please be sure to follow your local municipality rules.

●Take out garbage only on designated days
Leaving garbage out for long periods can detract from the appearance and cause bad odors.
Please put out garbage on the specified day.
●Separate garbage properly
If garbage is not properly sorted, it may not be collected.
●Follow local collection guidelines
Rules for disposing of large items differ depending on the municipality. Please check your local government’s website for details.

2.Noise
Noise such as footsteps and conversations early in the morning or late at night can disturb other residents.
Please be especially considerate.

Other things to be mindful of:
●Noise from speakers, musical instruments, stereos, etc.
●Use of washing machines and vacuum cleaners in the early morning or late at night
●Noise from opening and closing doors
●Loud conversations or talking in large groups

3.Regarding Illegal Parking
Parking outside of your designated contract area is strictly prohibited, even for a short time.
●Illegal parking in the vicinity of the building is strictly prohibited
Parking on nearby roads may lead to trouble with residents.
Please use coin parking lots and guide any visitors accordingly.
●Please do not let children play in the parking lot
If a vehicle is damaged, compensation may be required.
●Our company assumes no responsibility for any accidents, theft, or problems that occur in the parking lot.
●BBQs are prohibited within the premises, including parking lots, balconies, and entrance areas.

Water Leakage Prevention
1.Washing Machine Drain Hose
The washing machine's drain hose must be securely inserted into the drain in the washing machine area.
If it was improperly inserted, the drainage can overflow from the pan and leak to the unit below.
If the water damage occurs due to the poor setup, the tenant is responsible for the repair cost.

2.Water Leakage and Clogged Drain Prevention
Please pay attention to the following tips to prevent water leakage.
①Place A/C drain hose towards the balcony drain hole
Please place the drain hose towards the drain hole so that the water flows to the drain hole to prevent water leakage to the downstairs.
②Clean the drains regularly
To avoid the clogs, please remove the debris and hair from the drain holes of the bathroom and washstand periodically.
③Do not use water in the balcony or in the entrance to your unit
Please do not use water on the balcony or in the entrance to your unit, as it may cause water to leak to the downstairs.
Please clean the drain hole periodically, as the clogs can cause leaks when it rains.

Fire Prevention
1.Cooking Stove
The most common cause of kitchen fire is deep-frying.
Keep an eye on the cooking pan and never leave the kitchen.

2.Cigarettes
Although a cigarette fire is small, it can cause a huge fire when it catches fire on bedding, curtains, and clothes.
Double-check the cigarette butts after smoking
NO smoking in bed. It is the primary cause of cigarette-related fires.

3.Residential Fire Alarm
Residential fire alarms detect fires and warn residents through alarms and audio alerts.
If the fire alarm goes off, confirm the source of the fire and quickly evacuate the premises.

Is it a malfunction?
●If it’s beeping and flashing
The batteries need to be replaced.

●If it went off even though there is no fire
It may be caused by cooking smoke, steam, or hair spray.
Please open your windows and doors to refresh the air.

Condensation and Mold Prevention
1.What is Condensation?
Condensation is the accumulation of droplets caused by the temperature difference between the inside and the outside of the building.
Condensation must be managed by residents as it causes mold.

2.Condensation Prevention
Refresh the air in your unit by opening the windows more than 2-3 times a day.
Turn on the ventilation fan while cooking and bathing.

3.Mold Prevention
Prevention plays a significant role in preventing mold. Here are tips to prevent mold.
①Keep 5 cm ventilation gap between the furniture against the wall.
②Refresh the air in your unit daily.
③Control the humidity of your unit using air conditioners and dehumidifiers.
Additionally, please keep the vent open and leave the bathroom exhaust fan always running.

Other Requests and Important Notes
1.Your Understanding and Cooperation Regarding Building Maintenance
We are committed to providing residents with a safe and comfortable living environment through regular inspections and maintenance of building facilities and equipment.
As such, it may be necessary to enter your unit when conducting inspections of equipment inside the unit.

Below are examples of typical inspections:
・Residential fire alarms
・Firefighting equipment (e.g. emergency escape ladders)
・Water-related facilities in the event of a possible leakage
Etc.

2.Minor Repairs (Light Bulb Replacement, Fixtures, and Equipment)
Please note that residents are responsible for replacing light bulbs for fixtures controlled by switches within the unit. Replacement bulbs must match the specified wattage.
Additionally, if replacement is required for items such as faucet valve inserts, packing, or air conditioner filters, residents may be asked to cover the cost.

3.Pet Policy
Keeping pets is strictly prohibited, except in buildings that explicitly allow pets.
Temporary pet sitting is also not permitted.
Feeding animals within or near the property is likewise prohibited. We appreciate your understanding and cooperation, as these rules are in place to prevent inconvenience to neighbors.
Small ornamental pets such as birds or fish that do not cause disturbance may be allowed.

4.Cleaning of Ventilation Fans and Air Conditioners
Before each season, please test-run your air conditioner to confirm proper operation and clean the filters.

Regular cleaning of air conditioner filters not only helps prevent odors but also reduces electricity costs.
Ventilation fans should be cleaned approximately once every three months. Kitchen ventilation fans tend to accumulate grease as they draw in air, so regular cleaning is required.
Air conditioner cleaning services are available through the ruum app at a special discounted rate.

5.Balcony and Common Areas
Balconies and common areas (e.g., corridors) also serve as emergency evacuation routes.
Please do not place items such as tires, garbage, or storage units in these areas.
Climbing on railings or walls on balconies and corridors is extremely dangerous and is prohibited.
Please also refrain from climbing on outdoor air conditioning units.
Do not place ladders against, stand on, or step onto outdoor A/C unit platforms.

6.Use of the Room
Driving nails into walls, installing shelves (DIY), or painting walls is prohibited.
Please refrain from using items with strong odors such as incense.


7.Use of the Kitchen
Do not pour oil or food waste directly into the sink drain.
Absorb oil with newspaper or similar materials and dispose of it as combustible waste.
When cooking foods that produce strong odors or smoke, please use the ventilation fan and ensure odors do not linger indoors.
Please be considerate when using ingredients with strong smells (e.g., garlic or spices).

8.Use of the Bathroom and Toilet
Do not allow hair or other debris to go down the bathroom drain. In Japan, bathrooms are typically divided into a bathtub area and a washing area.
The bathtub is used only for soaking. When washing your body or hair, please use the washing area instead of the bathtub.
Rinse off shampoo and soap thoroughly before entering the bathtub.
Do not flush anything other than toilet paper down the toilet.
Clogged pipes may cause overflow and inconvenience others. If damage occurs to neighboring or downstairs units, you may be liable for compensation.

9.No Shoes Indoors
In Japanese homes, the floor level rises from the entryway (genkan) to the interior.
Please remove your shoes at the entrance before entering the living space.
In Japan, people often sit directly on the floor or lay out futons to rest.
For this reason, shoes must always be removed at the entrance, and wearing them inside the room is strictly prohibited.
Please also refrain from entering or exiting via the balcony; always use the main entrance.

3.You can review your statements and request the issuance receipts  Billing Statement
You can review your billing history, including rent as well as charges for gas, water, and other utilities metered and billed by the Daito Kentaku Group.
Corporate contract tenants can only view utility charges (water, electricity, and gas) billed by our company.
4.Hourly Parking  Welcome Park
You can use available parking spaces on an hourly basis.
Please note that some properties are not eligible for the use of Welcome Park. We appreciate your understanding.
