Tips for winter (Snowfall / Freeze)

<About snowfall>
■Inspection before and after snowfall
Please clean your balcony drain to prevent flooding to your rooms caused by a clogged drain, before and after the snowfall season.

■Please remove accumulated snow by yourself
Residents are responsible for shoveling snow by themselves (parking lot, passage, outdoor units of air conditioners, etc.)
Some snow removal work may be done during routine patrols, but we also ask for your cooperation.
・If snow accumulates over the air conditioner’s outside unit, it could lead to malfunctions, so please remove the surrounding snow.
・In Hokkaido area and Tohoku region, some apartments are equipped with *kerosene fan heaters. Those heaters require snow removal around the air vents. (*Please refrain from installing or using kerosene heaters other than the equipment provided, as it is a violation of the rules.)
・Please note that we have no tools for rent.

■Removing the snow from the roof
Our apartment buildings are designed to withstand the predicted snow accumulation in each area, but when the snow accumulation is beyond the expectations, it must be removed. Management staff will do it during routine patrols, but in case of emergency, please contact us via ruum.

■Be careful not to fall over
When snow melts and refreezes on the next day of snowfall, the ground becomes very slippery. Walk carefully with short steps may prevent yourself from falling.

<About freeze prevention>
■Prevention of freezing water pipes
In winter, the water pipes are more likely to freeze at night and in the shadows. In case you are going to be absent from your apartment for an extended period, please take measures to prevent freezing water pipes.
If a water pipe freezes, you can only wait for the pipes to get defrosted naturally.

■Do not turn off the electric breaker
Do not turn off the breaker during winter season, even when you are not at home or when you move out from the apartment. The anti-freeze function of the water heater will stop, and pipes may freeze or be damaged if the breaker is turned off.
