I want to cancel my contract (move-out)

It is possible to terminate your contract online, without unnecessary phone calls


Cancellation Application Online

★For those who have not yet decided where to move!
We are now offering a special “Residence Change Discount” service.★


・You can confirm your contract number in the upper-right side of your contract document, or on the "ruum" app, through [My Page]→お住まいの情報 (Apartment Info.)

・The cancellation request must be submitted at least one month in advance. Some lease contract may not allow you to cancel it before the end of the following month.

・Corporate contracts can also apply for cancellation online. If you don't have the contract with you, please check with your employer.

・If you would like to cancel only your parking lot, or you cannot find your contract number, contact us through "ruum" app.

For tenants who have not yet decided a new place!

Daito Kentaku Partners offers a “Residence Change Discount” service, in which the agency fee is reduced to half price for those who meet the requirements when moving to a building managed by Daito Kentaku Partners. Please click here for details. (It is necessary to be registered in the "ruum" app.)



<Terms and Conditions> 

・The new contract needs to be made under the name of the person who is the contractor for the actual residence, or the person who is registered on the "ruum" app as the contractor.

・It applies only for residents who actually live in one of the apartments managed by Daito Kentaku Partners. The actual residence and the new one may be under the same name.

・The contract period of the apartment to be vacated and the contract period of the new one to be contracted must be consecutive or may be overlap.


You can find your contract number at upper-right of your lease contract or on the  "ruum" app -> [My Room] page→お住まいの情報 (Apartment Info.)

One month from the day you apply for cancellation. (It's not possible to cancel the contract earlier than that. Depends of your contract, the earliest date may be the last day of the following month.)
＊Applying for cancellation online, you can choose the earliest date for terminate your contract.

Move-out inspection:
You confirm the move-out condition of your apartment with our staff.
No attendance for the inspection:
Our staff will inspect your apartment’s condition after you move out, thus, no need to arrange the inspection date.
＊We recommend “No attendance” if you're moving-in within Japan and there is no major repair needed in your apartment.

Depending on the lease contract, you may not be able to choose this option.

Please schedule/reschedule the inspection time on the online application site. When you submit the application other than the website, please inquire via the "ruum" app.

We have affiliated moving companies, and they offer discounts for our tenants. Please, check here (only in Japanese) for detailed information.

・Applying for affiliated moving companies is not mandatory.

Please cancel your public utilities (electricity, gas, water) and apply for mail forwarding service for your letters and parcels.
